When masonry cleaning fits a Manlius home
- A new house with white bloom in year oneOn masonry less than a year old, a pale bloom is often a normal sign of a drying wall. A mild wash and patience can be enough.
- A 1970s brick front with bloom that returnsOn older brick, bloom that returns points to moisture entry. Look at gutters, grade and flashing.
- A paver patio that clouded after sealingHazy pavers often mean damp joints or salts in the base when the sealer went on.
- A stone wall stained by lawn or road saltSalt marks near entries and steps respond to the right cleaner. Ask the mason to test a small patch first.

Questions about masonry cleaning in Manlius
Still unsure? Call (315) 640-3590 or send the short form.
Is white bloom on my new Manlius home a defect?
Not necessarily. Bloom in the first year is common and often fades as the masonry dries. If it returns in year two, ask a contractor to look for water entry.
When is a good time to clean masonry in Manlius?
When the forecast keeps the wall at 40 degrees or warmer through drying. After October, spring is usually the safer window.
Masonry cleaning in Manlius homes
Efflorescence is the white residue left when water carries salt out of masonry and evaporates. It needs soluble salts, water in contact with them and a way for the solution to reach the surface and dry. Typical sources are the mortar, concrete or soil that touch the masonry. Take away any one of the three and the bloom stops. Ask the contractor which of the three is easiest to remove on your house.
Age tells you what to expect. Manlius has a median build year of 1972, but 11.6 percent of homes are from 2000 or later. On brick less than a year old, bloom is usually new building bloom and fades as the wall dries. On older masonry, bloom that appears later suggests moisture is entering or the site drains badly, with the worst of it often showing in winter. Do not seal a young wall that is still drying.
Seal after you stop the water
Drainage varies by lot. About 31.6 percent of mapped soil in the town is poorly drained and 30.0 percent is well drained, so wet ground near a wall or paver base is real on some lots and not on others. Ask the contractor to check downspouts, grade and the base under any pavers before they pick a product.
If a sealer is used, ask for a breathable one. Coating a wall that is still wet can lock salts in, and as they crystallize they can spall the brick. A sealer can also cloud pavers over damp joints or a wet base. Sealers usually darken the surface and fade with wear, so ask when to renew. Wet work waits for a stretch where the wall stays 40 degrees or warmer until it dries, which makes spring the safer window for most cleaning after October. Loose mortar or crumbling brick is a repair job, not a cleaning job.
